All leaseholders (owners) are shareholdes in the company and can be elected to the board of directors. This usually takes place once a year at the AGM
The company is responsible for:
- Fulfilling the requirements of the lease.
- Ensuring that the company, leaseholders and residents conform with statutory legislation. codes of practice and health and safety requirements.
Key objectives are to:
- Ensure the services are maintained and are in good operable condition.
- Maintain and provide a secure environment.
- Maintain the grounds in a condition that enhances the environment.
- Avoid the necessity of a buildings management company.
- Facilitate and promote a community between residents.
Duties include:
- Buildings insurance
- Lift Insurance
- Maintenance of the structure of the premises and any common parts (hallways etc), including external grounds
- Provision of lighting and heating of the common parts
- Maintaining the lifts
- Management of contractors (Gardeners, Cleaners, Handyman)
- Keeping of financial accounts and ensure that the service charge is collected
- Dealing with the requirements of Companies House
