All leaseholders (owners) are shareholdes in the company and can be elected to the board of directors. This usually takes place once a year at the AGM
The company is responsible for: 
  • Fulfilling the requirements of the lease.
  • Ensuring that the company, leaseholders and residents conform with statutory legislation. codes of practice and health and safety requirements.
Key objectives are to:
  • Ensure the services are maintained and are in good operable condition.
  • Maintain and provide a secure environment.
  • Maintain the grounds in a condition that enhances the environment.
  • Avoid the necessity of a buildings management company.
  • Facilitate and promote a community between residents.
Duties include:
  • Buildings insurance
  • Lift Insurance
  • Maintenance of the structure of the premises and any common parts (hallways etc), including external grounds
  • Provision of lighting and heating of the common parts
  • Maintaining the lifts
  • Management of contractors (Gardeners, Cleaners, Handyman)
  • Keeping of financial accounts and ensure that the service charge is collected
  • Dealing with the requirements of Companies House
