Directors Meetings

The 122 directors meeting of SBRC took place on the 10th February 2015. 
The key points of information arising from the meeting were that;
  • Internal painting - replacement door numbers are being ordered as required.
  • The emergency lift phones in both lifts are not operational currently. This is being investigated.
  • The external lighting on the complex is fully operational. Internal emergency lighting is currently being tested and fixed as necessary.
  • Smoke system checks have been completed
  • The preparation of the specifications and the commissioning of the processes needed to appoint a contractor to undertake the external painting of the complex will be started shortly with the aim of starting the work in the late summer.
  • The AGM Date is provisionally set for the 14th May subject to finding a venue. Please put the date in your Diary.

The key points of information arising from the meeting were that;
  • Internal painting is almost complete. Only two doors remain to be painted. Replacement door numbers have also been 
  • ordered as required.
  • The emergency lift phones in both lifts are not operational currently. This is being investigated.
  • The external and emergency lighting on the complex is current being overhauled and fixed as necessary.
  • The perimeter laurel is diseased and will be sprayed shortly to protect it.
  • There are further problems with the roof which would appear to eminent from the patio window to the pent house flat. A specialist will be consulted urgently given the weather to try to reduce damage caused. 
  • The main gate has had a failure of its motor which needs to be replaced. This work is commissioned to start next week.Apologies for any inconvenience caused whilst this major overhaul is undertaken.
  • The preparation of the specifications and the commissioning of the processes needed to appoint a contractor to undertake the external painting of the complex will be started shortly with the aim of starting the work in the late summer.

Main Gates: Note from Chairman

As many of you will know we have had problems with our entry gates since before Christmas. First, the pedestrian exit keypad stopped working and early in the new year one of the automated vehicle security gates stopped functioning.

Delays in fixing both of these was partly due to waiting for replacement parts to be delivered. The pedestrian and vehicle keypad units  required updating and on inspection there was a need for excavations around the gate unit and other preparations before installation of the replacement parts. 

I understand you may have concerns when items are visibly in need of repair for some time. I can assure you that issues reported are addressed promptly by us and SBRC has someone dedicated to managing the relationship with our gate contractor, Ansador.

The 120 directors meeting of SBRC took place on the 9th December 2014. The key points of information arising from the meeting were that;
  • Internal painting is almost complete. Only two doors remain to be painted. Replacement door numbers have also been ordered as required.
  • Last year’s accounts were presented, reviewed and signed off subject to some minor presentation changes.
  • Wandsworth Council considered the New Covent Garden Market planning application on 12th November 2014. The application has been approved but there are two important positive amendments for SBRC. Firstly the acoustic baffle will now be 3m high and extend across the entire length of the SBRC boundary wall with New Covent Garden. Secondly, once the market has been rebuilt they will have to operate a noise management plan to ensure that their operations are not too detrimental to the quality of life of their neighbours. It was also agreed that the market will survey lorry movements between now and Easter to ensure that sufficient flower market loading bays have been allowed for. If there are insufficient, this part of the plan will need to be reviewed. SBRC would like to thank David and Hannah Tillyer for their hard work in leading on this matter for the residents.
  • The committee felt that some of the bushes at the back of the complex were getting too high as they now obscured ground floor windows. It was agreed to ask the garden to trim bushes back at the appropriate time of year and to maintain them at below window height.
  • The external and emergency lighting on the complex is current being overhauled and fixed as necessary.
  • The first meeting of the freehold purchase group has taken place. An information note will be issued shortly to all owners.
  • There have been complaints from West Block residents about rubbish being dropped in the lift. Please be respectful neighbours and help to keep the complex clean and tidy.
  • A bench and picnic table are now in situ in the gardens reclaimed from Shanly Homes for the quiet use and enjoyment of the residents.

The 119 directors meeting of SBRC took place on the 14th October 2014. The key points of information arising from the meeting were that;

  • Internal painting is almost complete. Only two doors remain to be paintedThe codes to the main gates will be NOT changed at the end of October. There has been a delay but residents will be informed of new date shortly.
  • There have been complaints from West Block residents about rubbish being dropped in the lift. Please be respectful neighbours and help to keep the complex clean and tidy.
  • A bench and picnic table are being purchased to be placed in the gardens reclaimed from Shanly Homes for the quiet use and enjoyment of the residents.
The 118 directors meeting of SBRC took place on the 9th September 2014. 

The key points of information arising from the meeting were that; 
  • Internal painting is almost complete. Residents are asked to work with SBRC to deal with the remaining doors that that need to be either started or completed. SBRC will arrange for missing door numbers to be replaced. The snagging will be completed. Residents are asked to highlight any issues that that they feel should be addressed as part of the snagging list. 
  • The lift contract will be moving it to Schindler – the lift manufacturers’ on the 8th October. 
  • A contract to maintain the smoke vents and the emergency lighting has been let to Redring. 
  • The codes to the main gates will be changed at the end of October. New codes will be circulated next month. 
  • New Covent Garden Market has submitted a revised planning application. SBRC are to submit a petition. Concerns can be submitted to the Wandsworth Council planning web site up until 14th October.

The 117 directors meeting of SBRC took place on the 12th August 2014. 

The key points of information arising from the meeting were that; 
  • Internal painting is under way and residents are asked to work with SBRC to deal with the remaining doors that that need to be either started or completed. SBRC will arrange for missing door numbers to be replaced. The snagging will be completed.
  • Repainting and resizing some of the car parking spaces will be undertaken when we have a sustained dry spell.
  • The lift contract will be moving it to Schindler – the lift manufacturers’ on the 8th October.
  • Anti-climb paint has been re-applied to the main gates.
  • The codes to the main gates will be changed at the end of October. New codes will be circulated next month.
  • New Covent Garden Market has submitted a new planning application. SBRC have submitted an objection.
  • A small number of people are misusing the car park. The issues relate to residents not parking properly in their spaces and some people using visitor spaces for long periods in breach of the lease. A letter will be sent clarifying the position regarding the lease.’

  • Following the AGM we are looking to introduce two benches and a table into the garden area reclaimed from Shanly Homes.
  • Internal painting is under way and residents are asked to work with SBRC to arrange times for the painting of the front doors. The work is progressing well and the hallways are looking nice again.
  • Repainting and resizing some of the car parking spaces to be commissioned.
  • The lift contract will we reviewed with a view to moving it to Schindler – the lift manufacturers’.
  • Anti-climb paint is to be re-applied to the main gates.
New Covent Garden Market has submitted a new planning application. 
The proposals have not allowed proper public consultation and have gone back on the previous plan to integrate into the surrounding community and infrastructure. The plans include a loading area, a secondary entrance and a multistory car park directly adjoining Mill Pond Close. This will lead to unacceptable and significant noise pollution, light pollution and loss of privacy.

SBRC is submitting a detailed response. The application may be viewed on the Wandsworth Council planning portal – application number 2014/2810.Closing date for responses 1st August 2014

The 115 directors meeting of SBRC took place on the 13th May 2014. 

The key points of information arising from the meeting were that;
  • • The AGM is set for 29th May at the Griffin. Please make a note in your diaries.
  • • One overdue service charge account remains – the owner is overpaying monthly to correct the position.
  • • The dumping of bulky items in the second bin shed continues to be a serious problem. 
  • • A contractor has been selected to undertake the internal repainting and the railings and bin sheds will be re-painted at the same time.
  • • Please ensure that visitor car parking spaces are left available for visitors.

The 113 directors meeting of SBRC took place on the 12th March 2014 at Mill Pond Close. 

The key points of information arising from the meeting were that;

  • Emergency work to the locks on the doors on the west block has been undertaken and new keys issued.
  • The dumping of bulky items in the second bin shed has become a serious problem. A letter has been drafted and will be issued to all owners and renters. This issue is both anti-social and a health hazard.
  • A contractor has been selected to undertake the internal repainting. This work is due to start in the Spring.
  • SBRC policy on changing front doors to flats is that they should be ‘like for like’ replacements so as to maintain the uniformity of the corridors.
  • The AGM is pencilled in for either the 15th or 29th May subject to room availability at the Griffin Pub.

The 112 directors meeting of SBRC took place on the 14th January 2014 at the Griffin Pub on Wyvil Road. 

The key points of information arising from the meeting were that; 

  • The Annual Accounts for SBRC have been agreed and signed off. They will now be submitted to Companies House. 
  • Ian Garman has resigned as a Director of the SBRC from the end of January. We would like to thank Ian for all his help and support and are grateful that he will still be available to assist if needed.

  • The dumping of bulky items in the second bin shed has started again. We will now have to start monitoring the CCTV and contacting the offenders. Please be a considerate neighbour and dispose of your items properly – Lambeth offer a bulky item collection service and the details are on the Lambeth web site.
The 111 directors meeting of SBRC took place on the 10th December 2013 at the Griffin Pub on Wyvil Road.
  • The SBRC Directors would like to take this opportunity to wish residents and leaseholders a Happy Christmas and to ask that in this holiday period we remember to respect our neighbours by watching the noise levels at parties and ensuring that visitors park in the correct bays.
The 110 directors meeting of SBRC took place on the 12th November 2013 at the Griffin Pub on Wyvil Road. The key points of information arising from the meeting were that;
  • New Accountants appointed to undertake production of statutory accounts and returns. Blox have been appointed following a procurement exercise.
  • Finances are on track and no issues have been raised. One of the three long term debtor’s has made a part payment and discussions are now underway with the mortgage companies for the other two.
  • New fire safety signage is being put up in the blocks this month.
  • A big effort has been made to clean and tidy the complex and is almost complete with one more moped awaiting removal.
The 109 directors meeting of SBRC took place on the 8th October 2013 at the Griffin Pub on Wyvil Road. The key points of information arising from the meeting were that;
  • Spring Clean including windows scheduled for the 17th and 18th October.
  • Finances are on track. Three service charge accounts have been passed to the debt collection agency.
  • Work on the roof has been completed.
  • Section 20 notices for internal painting issued and consultation completed. 4 companies are to be invited to bid for the work. The external railings are included in the scope of works.
  • The issue of invasive Bamboo has been dealt with and retained Bamboo is deemed safe for the building foundations and has been trimmed. The lawn has been re-laid where damaged.
  • The returned corner site planting is to be retained with a laurel arc and pathway so as to provide a discreet corner for quiet use.
The 108 directors meeting of SBRC took place on the 12th August 2013 at the Griffin Pub on Wyvil Road. The key points of information arising from the meeting were that;
  • New service charges issued following approval of the budget at the AGM. 
  • Finances are on track. One service charge account has been passed to the debt collection agency and another is due to follow. 
  • Work on the roof to start by the end of the month. Notices will be posted to inform residents of start dates. 
  • Emergency lighting maintenance has been completed and all units are now operational. 
  • Section 20 notices for internal painting are to be issued to all shareholders shortly. Specifications are being completed to initiate the procurement process. 
  • The issue of Bamboo proliferation in the gardens is to be investigated.
